After graduating from the University of Texas in Austin, my love of helping people began with a career in non-profit development taking me to many different cities, including a few years in the Caribbean. About ten years ago I made the move to the Shoals area, where I found myself renovating historic homes in Downtown Florence. As I was buying homes to renovate, it was a natural step to become a Realtor and help others in my close community who had questions about the buying or selling process. As the years have gone by, I became one of the top Realtors in the Shoals area, and surrounded myself with a team of other real estate professionals to better serve our area.
When not working with buyers and sellers, or personally working on one of my own renovation projects, you’ll find me out and about in downtown Florence, enjoying local music, working at Kodachrome Community Garden, the non-profit I co-founded, or out with friends at one of my favorite locally owned places.

I fell in love with this beautiful area while attending the University of North Alabama, and now, it’s home—my favorite place to live, work, and explore. Just a few years ago, Caitlin and her family made Florence their home, drawn by the area’s charm, history, and vibrant small-town feel. For more than 20 years, I’ve proudly called Florence home — raising my family here and investing in the Shoals community I love. With over a decade as a licensed real estate professional, most of that focused in property management, I have experience in the full lifecycle of real estate: from acquisition and renovations to tenant relations and asset performance.
I’m a graduate of the University of North Alabama with a degree in Public Relations and Marketing. My career has included serving as Executive Director for Shoals Habitat for Humanity, where I helped local families achieve housing stability — a mission that continues to inspire the work I do today. As managing partner of River Cross Properties, I oversee operations for a growing portfolio and understand firsthand what makes a sound investment. My husband and I have personally renovated and invested in more than 10 homes, giving me practical insight into what buyers want and what makes a property stand out.
As part of the Fernhill Realty team, I genuinely enjoy guiding clients through buying, selling, and investing — with confidence, clarity, and a strategy tailored to their goals. Outside of work, you’ll find me spending time with my husband and four children, camping in the mountains, cooking something new, or exploring all the unique places that make the Shoals a unique and amazing community.

While I am originally from Franklin, Tennessee, my family has a deep history in the Shoals, and we all relocated back to Florence in 2014. Since then, I met my wife Sami (also the Broker of the Florence office), and we live in Florence with our daughter Gracie. When I am not working with clients, you may find me jeeping on land with friends or firing up my smoker for a new recipe.

Born and raised in North Alabama, I have truly fallen in love with every part of what I proudly call home. I am attending the University of North Alabama and obtaining a degree in Professional Marketing. Hi, I’m Rachel Carver! I was born and raised in Baltimore, Maryland, where I began my real estate journey working in brokerage office operations at a top boutique firm. I gained hands-on experience with market dynamics, transaction flow, and providing support to both agents and clients.
November 2023, I made a big move from the city to the Shoals, working as an administrator for a local property management company. I quickly fell in love with the area’s neighborhoods, charm, and close-knit community—and I continue to work in property management today, gaining ongoing insight into the local market, property operations, and tenant relations.
Outside of real estate, I also moonlight as a store associate at Billy Reid, where my eye for detail and love for design come to life. I serve on the advisory board for the Cramer Children’s Advocacy Center and am active in the elementary ministry at Church of the Highlands. You’ll often find me with friends, discovering a new coffee shop or testing out the latest restaurant in town.
